Each apartment is fully furnished with a loveseat, 2 chairs, coffee table, end table, flat screen television, kitchen table and chairs, a full kitchen with dishwasher, stove, microwave, refrigerator, and washer/dryer. Each bedroom is fully furnished with a full-sized bed, dresser, desk and desk chair. All utilities: heat, central air, electricity, IPTV (better than cable), high-speed internet, trash pick-up, and water are included in the rent price. You will also have full access to the on-site fitness center, game room, yoga studio, study lounges, BBQ and courtyard, CBC Tenant Shuttle, and full-service vending. Maintenance and security is also included in this cost.

Yes, a $750 deposit is required and will cover any damages to your apartment. This deposit will be returned with an itemized receipt of any deductions 21 days after the end of your lease agreement; the security deposit cannot be used in lieu of rent.

Anyone, however, Copper Beech Commons is designed with student’s’ needs in mind. We welcome students from Syracuse University, SUNY-ESF, LeMoyne, SUNY Upstate, Onondaga Community College, Onondaga School of Massage and students in Syracuse on exchange or from other area schools.
Copper Beech Commons is located at 300 University Avenue, at the corner of University Avenue and E Genesee Street, directly across from the Genesee Grande Hotel. Copper Beech Commons is located just 3 blocks from the Whitman School of Management, 4 blocks from the Schine Student Center, and 1 block from Syracuse Stage.
The Leasing Office is located at Copper Beech Commons at 300 University Avenue, Building A.
Parking passes for the year are available at the following costs:

Parking is provided on a first come, first served basis. Residents must register their vehicle with the property management office and display the appropriate Copper Beech Commons Permit.
Applications are accepted on a first come, first serve basis. Contact the leasing office for availability. Applications can be completed online at http://copperbeechcommons.com. There is a $100 application fee.
Yes, a guarantor (parent or sponsor) is required for all leases and must be approved by the property manager. If a tenant is unable to attain a guarantor (i.e. International Students, non-traditional students), payment of the last 2-month’s rent is due upon move-in.
In almost all cases this is possible, student loans, grants, etc. are distributed to the University and the remaining amount after tuition is refunded to the student for their housing allowance; it is the student's responsibility to pay Copper Beech Commons with the financial aid funds, it is not a direct payment.
All payments will occur online and dependent on your payment plan you will be responsible for paying your rent as outlined in your lease. Invoices are always available online for your review. Monthly payments are due the first day of each month and semester payments are due September 15 and February 1. Tenants can pay via cash, check or credit. There is a 2% convenience fee for credit card payments.
No. Copper Beech Commons is privately owned and managed; however, it is designed for student living.
Subleasing is not permitted without the property manager’s written consent. Sub-tenants must meet eligibility and financial requirements. There is a $250 fee for subletting.
All apartments are ADA friendly, please contact the management office for specific ADA needs and accommodations will be made where possible.
All apartments are designed to accommodate only one resident per bedroom.

Yes. Recycling and trash dumpsters are centrally located in the parking lot.
We will use your Housing Preferences Form to match you with roommates; however, we make assignments based on a first come/first serve basis.
Yes. Please note on your Housing Preferences Form if you would like a co-ed apartment.
There will be key fob access to your building and each apartment. Each bedroom is individually keyed.
Copper Beech is pet friendly. One dog or cat is allowed per apartment. Dogs are only allowed in first floor apartments. $50/month charge for dog or cat and $500 non-refundable pet deposit. Tenants must sign and abide by the Pet Policy.
